The amount for purchasing the property must be directly transferred from a bank account under your name to the seller's account. There is no possibility to transfer the money via an exchanger’s account.

If you’re intending to pay for your property in installments, you must be aware that until you have not paid all the installments and the property-related documents are not fully transferred to you, you cannot file an application for the Spanish Golden Visa.

You must be able to prove that your assets as well as your income have been earned through legal ways by providing your paid taxes or related documents.

In the case of purchasing a mortgaged property, the amount of the mortgage will be deducted from the total value of the property.
Process and Timeline
HOW IT WORKS, THE PROCESS..

Along with the applicant’s condition, we ask for the required documents. All the documents need to be translated into the language which is needed. In regard to the applicant’s nationality, they also need to be apostilled or legalized by the Consulate of Spain or the Embassy of Spain.

We plan a trip to Spain to visit the available properties in person. Based on your nationality, it may be necessary to apply for a visa to enter Spain.

Before proceeding with the residence application, the applicant is required to open a local bank account and get the tax number.

We will immediately apply for residence once the applicant meets the requirements. No physical presence is required during the application process.

Residence cards will be issued.
